The three percent increase in the Stamp Duty came into effect on the 1st of April in 2019. It had been, however, previously announced in the Autumn Budget for 2019 by George Osborne.

This change in the Stamp Duty charge has come as a massive blow to buy to let landlords and investors.

Many have understandably thought that it would dampen the spirit of the existing and prospective property investors and that it would discourage people from pursuing property investment.

In this series of articles, we explore alternative options that can reduce the impact of the increase of the Stamp Duty charge.

The Increase in Stamp Duty Fails to Dampen The Spirits of The Landlords

In spite of how it had been received at first, the increase in the Stamp Duty seemed to have done little to deter the landlords.

This has been proven by the fact that the number of landlords has risen to one point seventy-five million.

The increase in lending and the cheaper mortgages have most likely been the prime drivers behind this increase, as easier access to the necessary funds has always been one of the main drivers in the property market everywhere.

Another factor that can be accredited for contributing to the increase in the number of landlords is the superior yields that property market offers, which heavily outstrip the interest that investors can make on their money saved elsewhere.

Another positive thing to mention here is the fact that according to the House Price Index published by the Halifax’ for the May of 2019 – the house prices are continuing to rise as well, demonstrating a month on month growth of zero point six percent.

These figures suggest that the public still very much has an appetite for property, which is the most welcome news for the existing property investors.

The Strategies to Avoid The Stamp Duty or Minimise The Effects of It

Even though the recent increase in the Stamp Duty has made some investors think twice before investing in property, it did not need to. There are numerous ways in which the property investors can work around the Stamp Duty in order to minimize its effects.

Purchase Property in a Company Name Using The Business Mortgage

One of the ways to avoid the Stamp Duty land tax is to purchase a property in a company name by using a business mortgage.

This also allows the investors for their interest payments to be tax-deductible, thus exponentially increasing their return on investment because mortgages can be granted up to seventy-five percent of the total value of the property which amounts to a lot of interest.

The Number of Mortgage Products That Are Available to Limited Companies is Increasing

The number of products that are available to limited companies is increasing each year.

In the first half of 2019, there was an average of ninety-nine products that were available to limited companies, but in the second half, that number rose to one hundred and forty-seven products.
