STUDENT APARTMENTS IN LIVERPOOL

There are currently over 6,000 student bed spaces under construction in Liverpool. This raises the question: Is there an oversupply of student accommodation property in Liverpool?

Investor caution in Liverpool is unsurprising, given those figures.  Additionally, the recent report by Savills indicating the supply of accommodation for students was beginning to surpass the demand serves to reinforce that caution. Liverpool’s potential for high yields and competition is slowly dropping, with all these student accommodation properties being built with little to no regard for the trend of student numbers in Liverpool. The city has recently dropped to a mere “pass” in the Student Housing Development League Table.

In addition to all the student accommodation projects that are already underway, Lime Steet Unite is also building an enormous development that is estimated to be finished by 2020. It is expected to be able to accommodate over 1,000 students.  At the same time, the redevelopment of a nearby 11-story building, and the installation of a St Luke’s Scheme with over 776 beds under the Bombed Out church have been taken on by Ion and Unite, respectively.

More than 5,800 new bed spaces for students have been already been created in Liverpool in the last 3 years.

All of this is without taking into account the student accommodation buildings and properties that already exist in Liverpool. In 2017, Savills published a Student Spotlight report, in which they stated that there were 21,700 existing PBSA units in Liverpool, which equated to 2.1 students per unit. With new PBSA units, as listed above, being continuously built, it is expected that this ratio will drop to 1.4 students per unit. This may have severely damaging consequences on any potential rental growth.

With the drop in the competition and the rise in supply against the demand, it comes as no surprise that the rental growth in Liverpool’s student accommodation market has come to a stunt. These pessimistic estimates, however, only work if we assume that all already existing student accommodation stock in Liverpool still fits its purpose and if we ignore the fact that that is not always the case.

This is a major factor, but it tends to be overlooked. A good example of this trend is North Western Hall on Lime Street.  Due to the scope of the changes that the North Western Hall would require to keep pace with the standards of other student Accommodations in Liverpool, the Worthington Group announced that it would instead be remodeled to be a hotel.
